The hotel is in a very central location, approx 10 minute walk from San Marco square. It is very old and split into two seperate buildings. In our case we had 4 flights of stairs to the reception, down again and up another 4 with our suitcases in a building around the corner. There is a lift for bags only if you manage to catch the guy between buildings to take them. Had to haul all four in the mid morning heat, as our friend was no where to be found. On the plus side, the building is very typically Veneitian, very old with some quirky features. Beds are firm but comfortable, plenty of hot water for a shower and It is very reaonably priced for Venice, which is its saving grace. Breakfast is simple enough, cereal, fruit, yougurt and in my case plenty of coffee. I stayed with my wife , 3 kids and Mother in Law. Would say that the stairs were too much for her but the kids loved the fact that they had plenty of running space. On balance, I would stay there again if travelling light and with just our immediate family. Otherwise another hotel would be necessary.
Hotel was fine very basic but great location, and cheap, but no iron at all and pretty average breakfast with terrible (for Italy) coffee. You get what you pay for, and for Venice this is a good option as you're really not spending any time in room. staff friendly.

This hotel was located very close to the train and bus station. The majority of the rooms were renovated with bathroom in the room. Some rooms had bathroom to share in the middle of the hallway. Some rooms had balcony but the view wasn't special. The room was clean and neat, with simple decoration. Breakfast was also simple but luckily espresso, cappuccino and other coffee drinks were included. We liked the location and the friendly staff.
Lovely hotel, rooms decorated beautifully even though quite small. Location very good, 10 minute walk to Piazzale Roma and main water bus stations but also had a bus stop outside the door..very handy!

The hotel was in an excellent location nearly next to the San Marco Square and easily reached from the railway station via the waterbus along the Grand Canal. All the staff was very helpful and friendly. The room was well appointed; modern, spacious enough for three, and very clean; bathroom excellent (good shower; view over the rooftops of the San Marco. Breakfast (continental) plentiful and nicely presented. All in all we enjoyed our stay and thought it excellent value in the heart of Venice.
The Good: Central, beside St. Mark's Square About 1 min walk to the boat stop for the airport Cheap relatively speaking Free Internet Access Friendly Staff Decent size single bed The Bad: Very noisy Room very basic Shower head did not work very well Safe did not work No Satelite TV, all Italian speaking Channels If you are there to see the sites and enjoy the city and only use your hotel room to sleep then this hotel is fine and I would definitely use it again. However, if you value luxary then I would give it a miss.
